Securing subcontractors / tradespeople (carpentry, plumbing, electrical, roof, etc.)
Preparing the site: demolition, site prep, foundations if needed

Removal/demolition where required
Structural & framing work

8. Inspections & quality control

Council inspections during build as required
Internal checks by builder for workmanship, safety, compliance

Building consent, resource consent (if needed), engineering sign-off, architectural sign off
Liaison with Auckland Council on any zoning, heritage, or other regulatory requirements

Final architectural drawings, structural plans, services (electrical, plumbing, HVAC)
Specification of finishes, fixtures, fittings
